Stepping Stone is an award-winning residential community consisting of approximately 900 single-family homes, strategically situated within a complex jurisdictional setting that includes unincorporated Douglas County, the City of Lone Tree, and the Town of Parker. The surrounding area is largely undeveloped and governed by Planned Development zoning, requiring careful coordination to align future growth patterns, infrastructure planning, and municipal expectations.
As a multi-jurisdictional project, Stepping Stone required a coordinated and strategic entitlement approach, including zoning alignment, intergovernmental review processes, and design review approvals across multiple agencies and stakeholders. Navigating these layered regulatory frameworks was essential to establishing a unified development vision and securing approvals in a highly complex planning environment.
Sage Design Group played a central role in facilitating the entitlement and approval process, working closely with multiple municipalities, review boards, and design review committees to advance the project toward implementation. Through ongoing coordination and a consistent commitment to the developer’s vision, Sage successfully helped translate planning objectives into approved development documents and ultimately supported the project’s transition from entitlement through to construction.
Sage Design Group has been engaged throughout the process as site planner and landscape architect, providing continuity in design oversight, entitlement navigation, and implementation support.
