LYRIC

The Lyric development is envisioned as a contemporary, mixed-density community that prioritizes urban form, active streetscapes, and meaningful engagement with a connected network of communal and open spaces. As a complex, multi-phase development, Lyric has required a comprehensive entitlement strategy, including rezoning, Planned Development (PD) approvals and amendments, preliminary development plans, and subsequent site improvement plans and plat approvals. This entitlement framework has been critical in coordinating land use transitions, establishing development standards, and ensuring alignment with municipal requirements and long-term community objectives.

Through an extensive coordination and entitlement process with the City of Lone Tree, the Rampart Range Metropolitan District, and the development team, Sage Design Group has played a key role in aligning regulatory approvals with design intent—helping to integrate public improvements, infrastructure planning, and open space programming into a cohesive approval pathway.

Sage Design Group has been engaged since 2018 as the site planner and landscape architect for the Lyric Development, providing continuity through entitlement processing, planning refinement, and implementation oversight.
